THIS INDENTURE made the twenty sixth day of January in the year of our Lord One Thousand Seven Hundred and Twenty Nine between Samuel Blunston of Hampfield (?) in the County of Lancaster and Province of Pennsylvania ___(?) Son and heir of John Blunston, late of Darby in the County of Chester and Province aforesaid, yeoman deceased and Sarah the wife of the said Samuel Blunston and Margaret Lightfoot of Darby aforesaid widow the late wife and soul everie(?) of the _____(?) Of the late John Blunston her former husband deceased of the one part AND Josiah Fearne of Darby aforesaid yeoman of the other part __(?)
WITNESSETH that the said Samuel Blunston and Sarah his wife and Margaret Lightfoot widow aforesaid for and in consideration of the sum of five shillings lawful money of Pennsylvania to them in hand paid by the said Josiah Fearne before the sealing and delivery hereof the receipt whereof they do hereby acknowledge have bargained and sold and by these presents do bargain and sell unto the said Josiah Fearne a certain messuage or tenement and draft (?) of land thereunto belonging situate in Darby aforesaid Beginning at a corner post by Darby Creek thence north fifty four degrees east over the millrace six perches to a corner post thence north sixty degrees west by the said race twelve perches and twelve foot to a corner post of Isaac Loas (?) thence north fifty five degrees east by the said Loas twenty one perches to a fixed corner stone of William Prooffs (?)  lot thence by the High Street and several courses of several lots of the said Blunston thirty two perches and six foot to a fixed corner stone thence north seventy eight degrees east by the same lots five perches to a corner stone thence south twenty seven degrees east by the said lots twelve (?) foot to a corner stone thence north sixty four degrees east by the said  lots twelve foot to a corner stone thence north sixty four degrees east by the same ninety five perches to a corner stone thence north eighty eight degrees by the same lots thirty nine perches to a corner hirky  (Hickory?) Thence south sixty four degrees east by the same twenty perches to a corner post thence south seventy one degrees east by the same lots twelve perches to a post by a brook dividing this from Anthony Morgan's land then by the several courses of the said brook forty nine perches to a maple marked thence north seventy six degrees east by the said land of Anthony Morgan one hundred and eighty perches to a corner marked hirkry (Hickory?) thence north west by the land late of Thomas Bradshaw one hundred and four perches to a post thence west south west by other land of the said Josiah one hundred and seventy nine perches to a corner hirky (?) tree thence south forty seven degrees west by the same land eighty four perches to a corner marked poplar thence south thirty nine degrees west by the said Josiah's land fifty perches to a corner post thence south twenty seven degrees east by the land of Samuel Bunting thirty three perches and a half stone thence thence south fifty two degrees west by the said Bunting's land twenty eight perches to a corner stone thence north thirty degrees west by the said High Street fifty five perches to a post by a run of water then down the several courses thereof by the land late of John Wood forty two perches to the said Darby Creek thence down the several courses of which to the place of beginning containing about one hundred and thirty acres be the same more or less together with all and singular the buildings gardens, orchards, improvements,
ways,  waters, water courses, lights, liberties, privileges, hereditaments and appurtenances whatsoever unto the same messuage, plantation and tract of land belonging or in any wise appertaining and the reversions (?) and remainders rents slaves (?) and profits thereof TO HAVE AND TO HOLD the said messuage or tenement, plantation and tract of land with the premises hereby granted bargained and sold with the appurtenances unto the said Josiah Fearne his executors, administrators and assigns from the day of the date hereof for and during the full term of one year from thence next ensuing and fully to be compleat and ended to the ____ (?) and purpose that by virtue hereof and of the statute made for the transferring of uses unto possession of the same Josiah Fearne may be in the actual possession of all and singular the premises hereby to be bargained and sold or mentioned so to be with the appurtenances and may be enabled to take and ___ of a release and confirmation thereof to him his heirs and assigns do witness whereof the said parties to these presents have sealed and delivered in
